Just don't choose Train Simulator. Its a huge money pit.

I like these games, and not all of them are sims. They all feature trains though. No idea if you'd like them or not, due to opinions.

I'd say Train Simulator is the best option simply because they update it and then you're given the updated copy for free... I bought Train simulator ages and ages ago (like 2011?) and every time they upgraded it, I was bumped up to the next year's edition.

Of course it makes sense if you want to sell more DLC then you want everyone to be on the most current form of the game, but it meant that stuff I purchased in 2011 could still work on the newest form of the game in 2017 (instead of being DLC for a 6 or 7 year old game and nothing else).

But yeah, nobody buys everything. You buy the engines and cars you're interested in, and maybe some maps and then that's it... Like Rocksmith...there's a few thousand dollars worth of DLC if you buy it all there too, but nobody is going to buy country music DLC AND Metal Guitar DLC AND Michael McDonald etc). I mean you could, but few people probably would.
