If you remove the SSD you're also pricing him a build with 1tb less storage than his post build.

Unless that 4.4GHZ i5 is a 8600K then I'd easily sacrifice the 1TB for a 1080 upgrade and CPU upgrade. and most likely since its probably a prebuilt he won't be able to overclock either. We're talking a possible 30-40% upgrade for 1TB of data.

No, but future games will and why not spend the money better now? That's like getting a ferrari for the price of a civic and saying, oh the civic gets me to work I'll just use that I don't need the ferrari.

I remembered incorrectly it's not a 4.4 it's the i5 8400 that overclocks to 4.0

I wouldn't call a potential 10% increase in performance overrated, considering it's free. Regardless I wouldn't get any CPU lower than a 7700K/8600K or Ryzen 1700/1800 for gaming right now since cores is king and they have the highest frequencies. The i3/i5 days are basically over and gaming is now going onto 6/8 cores.

You're the one being argumentative I'm just trying to explain my reasoning. You've done nothing but argue and take offense to everything I've said lol... There was clearly a missunderstanding earlier and you need to drop it, it's over.

Theres no denying future games will require more to run, so why get a 1070 when your budget fits a 1080? He already was going to buy a i5 4 core 4.0ghz/1070ti for 1200, I just listed an i5 6 core 4.4ghz/1080 for the same price, what argument are you trying to make here? I don't get it lol. I'm sure if I budget cut on a few things I could squeeze the SSD in there but seriously who cares? it's still a much better build for $1200 than OP's, nobody gives a rats ass about 1TB of HDD space.
